Eastern Pennsylvania Testing & Inspection Services, LLC performs
a unique and valuable service for prospective real estate buyers, homeowners,
commercial and residential property managers, homeowners associations, custom
home builders, antique home restorations, and assessors. Because we have no
financial interest in the properties that we inspect, we can look at a property
with an unbiased eye. Our responsibility is to you, our client.
Eastern Pennsylvania Testing & Inspection Services, LLC is a privately
owned, independent, inspection and testing company. We provide no remediation or repair
services and have no financial interest in any company that does perform repair and
remediation services.
You may find our marketing material in the public areas of real estate offices,
mortgage company offices, or banks. You may also find our marketing material in
the medical offices of your pediatrician or allergist but be assured that we are
not financially linked to these companies in any way. Our responsibility is to you,
our clients. You should expect no less than full professionalism: education,
competence, knowledge, and courtesy.

No Conflict of Interest
We are an inspection company. We have no financial interest in
any of the properties that we inspect. We provide no remediation services or home
repairs nor do we have any financial interest in any company that performs
remediation services or home repair services.
It does not make sense to allow an Inspection Company to perform any remediation services or repairs.
It does not make sense to allow a remediation contractor perform their own clearance testing for mold, allergens, radon, etc.
We've included a wealth of information which will help you better understand the
ins and outs of the wide range of the inspection and testing services that we provide,

General Home Inspections
Our general home inspection provides an unbiased third party evaluation of the
major mechanical and structural components of a home. During the 2 1/2 to 3 hour
inspection we take notes, photos, and answer any questions you have about the
home. The report is written in our office. Your 30 to 35 page narrative report
will be ready for pickup from the internet within 24 hours. NEW
- All general home inspections now include a visual inspection for biological
growth (mold) as well as conditions conducive to mold growth. If areas of
concern are found, you may opt for sampling and laboratory analysis for
an additional fee.
Certified Pre-Owned Listing™ (CPOL) - Pre-Listing Inspections
In today's "Buyers" market, the Certified Pre-Owned Listing™ Program will make your
home stand out in the crowd. Chances are good that there are already a few homes "for
sale" in your neighborhood. Chances are also good that they were all built around the
same time, don't look real different from your home, and will be priced about the same.
Why would a potential buyer look at your home rather than the others in your
neighborhood? A pre-list CPOL package makes your home stand out. The buyer knows
exactly what they are buying and can look at the home without wondering if there
are problems that they do not know about. You can substantiate your asking price
by selling "as is," repairing/replacing/removing any defects, or escrowing funds
for closing.
Infrared Thermal Imaging - We are very flexible, call to discuss your needs
Infrared thermal imaging is a valuable, low cost, add-on to a general home inspection.
Infrared thermal is a valuable tool to help find hidden moisture intrusion, overheated
mechanical equipment, and overheated electrical components. In those months of the year
where there is a substantial difference in indoor and outdoor temperature, missing,
loose, or substandard insulation is also easily found.
Termite and Wood Destroying Insect Inspections
Termite and wood destroying insects, if not detected and treated in a timely manner,
can cause heartbreaking damage to a home. Also many banks and lenders will require
a Wood Destroying Insect Inspection for a mortgage.
Radon Testing
Radon is the second leading cause of cancer in the US after smoking. Radon is
a colorless, odorless, radioactive gas. Radon gas and its radioactive decay
products can do significant damage to the living tissue of your lungs. Just
like smoking where you probably won't get lung cancer on the first puff,
you probably won't get lung cancer from your first breath of radon. It's the
damage done over many years that can cause cancer. What's the good news?

Home Energy TuneUp ®

Note that this is not a BPI or RESNET energy audit…… This is a low cost
inspection designed be performed in conjunction with a general home inspection.
It will provide you with a cost/benefit report on various energy saving upgrades.
It will show you that many of these upgrades will save more per month in energy
costs that your mortgage payment will increase if the upgrades are financed.
This inspection and report is especially usefull on older homes that were
not built to today's standards. Call an I will email a sample report.
Don't want the full audit? We can provide a full infrared scan
for heat/cooling loss and provide a report with all relevant photos. You can discuss
the upgrades with your contractor.
Septic Evaluations
Our septic evaluation includes inspection of treatment tanks and their baffles,
any dosing or pumping tanks and their components, and evaluation of the seepage
bed, by manual probing, to determine its ability to efficiently cycle affluent
back into the environment. Our evaluation is to determine if the system is
satisfactory or if a septic service provider needs to perform additional
investigation or repairs/replacement.
Water Testing
The water company must test its water by state mandate to assure that it is safe
to drink. If you have a well, it is your responsibility to assure that the water
is safe to drink (potable). Contact us for testing for bacteria, chemicals, lead,
volatile organic compounds, and inorganic compounds.
Neighborhood Environmental Reports - Now only $99
Neighborhood Environmental Reports explore the potential of known environmental
contamination or risks on and around a property. We will provide you with a report
on your property and its surrounding area and go over the results with you to
ensure you understand the information contained in the report and what steps
you might need to take. We are partnered with Environmental Data Resources
for this service.
Indoor Air Quality
Mold Inspections & Allergen Inspections
Mold can develop quickly, often within 24 hours if conditions
are ideal for mold growth. The health affects of mold exposure are related to mold
spores and mold toxins. Mold becomes a health concern when spores become airborne
and are inhaled. Mold is generally divided into three groups based on their health
effects: Allergenic, Pathogenic, or Toxic.
Allergens come from such sources as dust mites, cockroaches
(studies have shown that 78% to 98% of urban homes world wide have cockroaches),
cat and dog dander, termites, and pests such as mice. These allergens have little
or no effect on a large portion of the population but some people do develop
allergic reaction to these substances mostly from repeated exposure.
Carbon Monoxide Screening

Carbon monoxide, an asphyxiant, is a colorless odorless gas produce by incomplete
combustion of carbon containing fuels (coal, oil, gas, wood, etc). This deadly gas
can be produced in a home by faulty or improperly adjusted gas appliances, oil,
coal, wood, or gas furnaces, stoves or boilers, and oil or gas hot water heaters.
Testing is fast and inexpensive.
Gas appliances, furnaces, boilers, water heaters, propane storage tanks, as
well as accessible gas supply pipe are the items tested for leaks.
